Next, we develop the architectural design for your renovation. In the Schematic Design phase, we generate floor plan options to reconfigure your space for better flow and functionality. We explore multiple layouts and present concept ideas (often with sketches or 3D studies) so you can visualize different possibilities. In parallel with the architectural planning, we handle all interior design details to ensure a holistic result. If your apartment is in a landmarked building or historic district, any changes (especially to exterior elements or windows) may need approval from the LPC. This process can be detailed and time-consuming – often involving extensive documentation and multiple review rounds for historically appropriate design. We have experience with landmark properties and will design with sensitivity to historic architecture. Our team prepares all required LPC submission materials (drawings, photographs, material samples) and interfaces with the Commission to obtain a Certificate of No Effect or Certificate of Appropriateness, as needed.

Renovations in co-op or condo buildings must adhere to your building’s alteration agreement and house rules. Boards and management companies often require a thorough proposal package – architectural plans, scope of work, insurance from the contractor, and sometimes security deposits and fees. In many cases, the board will have an engineer or architect review our plans as well.
We handle this coordination: assembling the submission, communicating with the property manager and board, and quickly addressing any questions or required revisions. We’re also mindful of building rules such as work hours, elevator reservations for material deliveries, noise restrictions, etc., and we incorporate those into the project schedule. Having worked with many NYC co-op and condo boards, we know how to earn their approval and trust by being prepared and professional. This minimizes friction with your neighbors and building and keeps the project moving forward.

While we can work with your pre-selected builder, it's important to note that we cannot renegotiate terms if you've already signed a contract. Hiring a contractor before having complete construction documents can be risky, as there may be discrepancies in expectations and costs. To protect your interests and ensure a successful project, we recommend engaging our services before finalizing any agreements with builders.

For full architectural design, interior design, and documentation services, we hourly. We estimate the total cost for most renovation projects, and this usually arrives at about 10-15% of the construction cost. charge a percentage based on the project budget and final cost. Once construction begins, we provide ongoing support and guidance using a monthly retainer model. We begin every project with a Pre-Design Process. This stage helps define the project scope, budget, and allows us to get to know each other better. For interior-only projects under $1M, furniture selection, artwork acquisition, and window treatments, we leverage our trade discount plus a 20% procurement fee to provide maximum value.

As a studio, we take on one new project per month to ensure each client receives our undivided attention. This approach allows us to deliver the smooth, enjoyable architectural journey we're known for. As a result, we typically have a waiting period of at least one month.
